A Bermed, Streamside Home in Pinewood Springs
A Bermed, Streamside Home in Pinewood Springs
A foothills property along a seasonal stretch of the Little Thompson River, built to work with the climate instead of against it

Living Along the Little Thompson River
About seven miles above Lyons, Colorado, the pace of town falls away as the road follows the river into the foothills, where forest and rock outcroppings replace storefronts and the open plains. Pinewood Springs sits along that stretch, set into the trees with Roosevelt National Forest bordering the area and access to hiking, mountain biking, and wildlife viewing.
This Pinewood Springs bermed home sits just off Kiowa Road on 1.35 acres, with the Little Thompson River running along the back of the lot. It’s a seasonal stretch of water that runs from spring through early fall, then recedes, leaving behind a quieter corridor that continues to draw wildlife through the property. Deer move through regularly. In the spring, elk return to the neighborhood, often the same bulls each year. “The boys are back in town” starts to make the rounds on social media when they show up.
Built into the Hillside
The house is set into the hillside, with bermed construction along portions of the exterior. Bermed construction means sections of the home are built into the slope, using the surrounding earth for insulation and more consistent interior temperatures.

The structure follows the grade instead of sitting above it. In this part of the foothills, where daytime heat and nighttime cooling can swing significantly, that approach helps regulate interior conditions. The surrounding earth reduces exposure on multiple sides of the home.
It’s a house that works with the climate instead of against it.
Light, Layout, and Use
The main living area is oriented toward the open side of the property. A wall of windows brings in direct light and looks out to the surrounding forest and sky. The room is anchored by a moss rock wall and pellet stove, with wood detailing that carries through the space. There’s enough space here to host a large group without pushing furniture aside.

The layout connects two primary living areas through the kitchen and dining space. Each room functions independently while remaining connected. The separation allows for multiple uses at the same time without forcing everything into a single area. An additional family room with wood stove has been used as a media space. It can also serve as an office, second family room, or separate living area.
The kitchen has been recently updated with granite surfaces and a double island, giving it more working space while keeping it connected to the dining and living areas. It’s open without taking over the room.
The primary suite is set apart for privacy, with enough room for a sitting area and a recently refreshed full bathroom. Two additional spacious rooms offer flexibility for guests, an office, or other uses.
Outdoor Space and Function
Outdoor space is usable and varied. Open grassy areas sit alongside mature trees, creating defined zones across the property. A covered patio and stone terrace overlook the stream corridor. The backyard is inviting in any season.

The property includes an attached two-car garage and a separate detached garage suitable for storage, workspace, or equipment. The driveway has two access points and a curved layout that allows for easy entry and exit, with space for guest parking and an RV. It has also served as the setting for neighborhood “driveway happy hours,” informal seasonal gatherings where neighbors come together for conversation, music, and a drink or two.

Major systems have been updated, including the furnace, water heater, A/C, and a four-stage water filtration system.
A Foothills Community
A central part of the community is the volunteer fire department. The Pinewood Springs Fire Protection District is a group of neighbors who serve as first responders and provide guidance on mitigation and preparedness. The newer station just down the road also serves as a gathering place for the community.
Pinewood Springs provides consistent access without isolation. Lyons is ten minutes down the hill. Boulder is about thirty minutes away, offering access to dining, shopping, and everyday services, and will host the Sundance Film Festival in 2027. Rocky Mountain National Park is also within about a thirty-minute drive. The surrounding forest begins close to the property. The area includes shared river access, a private swimming hole only available to residents, and the long-standing and popular Colorado Cherry Company reknowned for its delicious pies and preserves.
