Ready to appeal your 2019 Property Tax Assessment?

Here we go again... it's that time of year. It’s a beautiful time of year in all ways except one…. property tax valuation notices have landed. And this year, those notices have left many of us reeling with valuation increases in both Boulder and Larimer Counties! I know some of us intend on appealing these notices. Successful appeals usually require proving through analysis of comparable sales, that the assessment is inaccurate. Or your property record may have incorrect information about your home’s size, number of rooms or other key facts. The bottom line is you’ll need to do some homework, so I’m hoping the following helpful data for appealing property tax valuation will make the process a little less work for you.

The appeals process varies slightly depending on whether you live in Boulder or Larimer County.

BOULDER COUNTY

LARIMER COUNTY

Both counties may require you provide comparable properties to prove your case. I’ve created comparable market reports for each region of the Lyons area. The data includes all sales from June 30, 2016 through June 30, 2018. This is the same range Boulder County uses for their valuation notices. Please see the valuation notice and appeals information for your county to make sure you’re using valid comparable properties for your appeal. Please ignore the “subject property” in each report. The software required I input a subject property address so that was selected at random. Each area was selected via a mapping tool so some neighborhoods may be combined to scale down the number of reports.

The reports include summary data and all interior and exterior photos of the sold properties to help you compare them to your own. You may view this reports in PDF form, or you can click on the link to view them in presentation mode on your iPad or other smart device. I left the link visible so you could cut/paste into your browser if that is an easier way to view them. The PDF files have a lot of photos and may take a minute or two to load.

These links are “live” so I will update them every week or so to ensure you have the most current information. Just click on the link to open the PDF file. Feel free to print them and share with your neighbors.
